Schedule of Documents received from Martin Adam

1. Conveyance dated 15 July 1937 of The Beck from G. H. Adam of Malling Place to G. R. Higgins of The Beck for £2,400. Approx. 1 acre , 29 rood and 29 perches, including stable, coach house, cottage. Subject to burden of Deed dated 21st December 1850 re repairing chancel of parish church of Wateringbury but with benefit of indemnity, dated 26th October 1876 to Hannah Elizabeth Paterson against such charges. Solicitors: Witham &Co, 1,Gray’s Inn Square.

Completion Statement showing £2,400 price less £100 deposit; plus rent of £7 13s 5d for 20 days from 24th June (£150 p.a.); less 3s 5d tithe from 1st April (5s 9d per half year); less £7 8s 3d, proportion of Schedule A income tax at 5s per £1 on £108 5s from 5th April; less 5s 4d, proportion from 25th March of Land Tax of 18s 2d.

4 Letter from H.G. Henbrey, 24 King Street, Maidstone, dated 16th March acknowledging receipt of deposit and referring to Mr. Higgins currently letting property being “anxious to carry out certain work”.

5. Stamped Particulars and Conditions of Sale (plus 2 drafts). Particulars as per 1 but refers to “formerly in the occupation of Miss Hannah Elizabeth Paterson and late of Mrs Eliza Stevens deceased”. “The Title shall commence with a Conveyance dated 5th February 1903 and made between John Board (as Real Representative of the said Hannah Elizabeth Paterson) of the one part and the said Catherine Eliza Stevens of the other part”.

6. Notice of change of ownership (Reference 17/383 N ) to Tithe Redemption Commission under the Tithe Act 1936 showing amount of tithe annuity as 11s 6d.

8. Two sets of solicitors enquiries. Note the whereabouts of the deed of 26th October 1876 not known. Insurance policy with Ecclesiastical Insurance Office No 204909. Vendor not aware that any claim ever having been made under charges and indemnity.

9. Various letters from professionals involved indicating plans need improvement and that both principals overseas (postcard indicates G H Adam in Cannes on holiday). Discussion of boundaries: centre of stream on west or all included (Sir R. Stubbs of Redhouse in Ceylon); maintenance of hedge to south; strip of trees to north. Correspondence with Tithe Commission about forms to be used.
