SECOND SALE.

The Remaining Portion of the WATERINGBURY ESTATE,

a very valuable and truly-important FREEHOLD RESIDENTIAL and MANORIAL PROPERTY, situate in the parishes of Wateringbury and West Malling, in the best part of the county, near to Wateringbury Station on the Soutlh-Eastern Railway, about two miles from Malling Station on the London, Chatham, and Dover Railway, five miles from Maidstone, and about 30 from London. It comprises a fine Old Mansion, in the style of Queen Anne, known as "Wateringbury Place," standing on a terrace in the midst of charming pleasure grounds, flanked by a handsomely-timbered undulating Park, with extensive stabling and complete appurtenances; various first-class Farms and smaller holdings, embracing some of the finest and most prolific hop gardens, fruit plantations, and orchards in this extremely beautiful and highly-favoured district; together with numerous Houses, Cottages, &c., the total quantity being about 1031A. IR. 12P.; also the Rectorial Tithe of the parish of Wateringbury, and the Manors of Wateringbury, Westbury, and Cannons.

The lands are interspersed with thriving woods, and are surrounded by the estates of Viscount Falmouth, Mrs. Wells, and others. The principal tenants are men of great repute in the agricultural world, and the rents in many instances are totally inadequate to the value of their respective holdings. Taking into consideration the wonderful fertility and high capabilities of the land, the property as a whole may fairly be termed matchless; the central portion forms, in fact, one large hop and fruit garden of some 600 or 700 acres in extent, surrounded by woodlands and productive farms, some of which are also used for the growth of fruit and hops; the rest, now devoted to ordinary agriculture, will, no doubt, soon be brought into the more profitable cultivation, whereby the rental value will be greatly increased.

The Mansion is well known as a thoroughly comfortable Family Residence. It is in good substantial condition, an outlay of many thousands of pounds having been made upon it by the present proprietor, under the superintendence of P. C. Hardwick, Esq., the eminent architect. The neighbourhood is all that can be desired by a country gentleman, and it has the great advantage of being only one hour and a half's distance front London. The views across the valley of the Medway and the Weald of Kent are superb, and the whole country abounds in rich and diversified scenery.

Lot 1.-The Mansion, with its stabling, outbuildings, gardens, and grounds, handsomely timbered, undulating, and well-watered Park, several exceedingly productive hop and fruit plantations and orchards, a small, old- fashioned residence, and a neat, modern cottage, in all about 82A. 2R. 24 P.; of which 57A. I.R 23P. are in hand; also the Manor of Wateringbury and the Rectorial Tithe of the Parish.

Lot 2.-Red Hill Farm, part of the Home Farm, part of Heath and Catteridge Woods, cottages, gardens, &e., in all about 197A. 0R., 31P., of which 63A. 3R. 10P. are in hand: the remainder let on lease to Messrs. Leney and Mr. Henry Allwork.
