TO BE SOLD BY AUCTION,

At the King's Head Inn, Wateringbury, on Monday, the 9th day of February next, at 12 o'clock at Noon precisely,unless an advantageous offer for the purchase by Private Contrect be previoualy made, and of which due notice will be given-in 2 Lots.

LOT 1.

AN ESTATE, called BROOMSCROFT, situate near Cannon Heath, in the parish of Wateringburyy, the county of Kent; comprising an excellent Farm House, with three productive partially walled-in gardens, capital oasthouse, barn and stable, walled-in cattle yard, hopper houses; about 36 acres of land, and newly fitted up cottage residence.-Also, a piece of land, containing about two acres, called Hoamer’s Field, and two cottages, in the occupation of of Love and Huggett, as yearly tenants.—The whole this Lot (except the cottages) let on Lease with Lot 2, to Mr. Richard Starnes for 10 years, from Michaelmas 1833 at the rent of £250 per annum.—The land lies in a ring fence, and with the exception of about seven acres of wood and two acres

of arable, are planted with thriving filbert and other fruit trees and hops, with portion of meadow and pasture, and the Estate has been long celebrated as the most fruitful and productive, even in that highly favored part of the county.—The Buildings are all in excellent repair, and the two last mentioned

cottages produce an annual rental of 14 6s.— The other cottage has recently been fitted out at considerable expense —has a large and extremely productive walled-in garden, and commands beatiful and extensive views.

LOT 2

A piece of valuable HOP LAND (about four years in plant), desirably situate at Kent Street, the parish of Mereworth, containing about 2a. and 11p.,and let with Lot I.— Also piece of Garden Ground adjoining thereto, containing about 19 perches, in the occupation of a yearly Tenant.
