Attorney Fee of $800.00 for representing a seller of single family residential real estate includes: Representation at closing, preparing deed, verifying adjustments, reviewing purchase and sale agreement, obtaining mortgage payoffs.

BUYER REPRESENTATION FOR PURCHASES OF SINGLE FAMILY HOUSES

Attorney Charges we receive:

Settlement Fee $800

Title Search $295

Non-Attorney Costs to buyer:

Mortgage Survey for Mortgagee Title Insurance $250 (paid to surveyor)

Municipal Lien Certificate $25 to $50 depending on the town

Overnight Mail for Loan Package $40

Owner Title Insurance Policy Premium

Owner Coverage. Cost is Dependent on the sale price of the house. We will quote you the cost when we know the purchase price of the home.

Provides discounts on mortgagee title insurance on future refinances and much greater protection than mortgagee policies provide.

Mortgagee Title Policy Premium to Title Insurance Company

Mandatory expense as it is required by lenders – price depends on amount being financed

We will quote you the cost when we know the amount you are borrowing from the bank.

Government Recording Fees to Registry of Deeds charged to buyer:

Record Mortgage $209.75

Record Deed $159.75

Homestead (optional) $39.75

Municipal Lien Certificate $84.75

Any other miscellaneous docs if needed $109.75 each

Possible charges buyer's attorney charges the seller:

Discharge Tracking for mortgage payoffs $105 (charged to seller)

Wire Fee for Mortgage Payoffs $25 (charged to seller)
